House extensions and loft conversions in Clapham

Design, planning drawings and planning applications for Clapham houses and flats, from a side return or ground-floor flat extension to a new loft.

Designing for Clapham homes

We design for both houses and flats in Clapham. On the terraces, that usually means a side return or rear extension. In the many Victorian houses now split into flats, it's often a ground-floor flat extending into the garden.

Our studio is in Clapham, so Brixton, Stockwell and Balham are all on our doorstep too. We survey your home, design around how you want to live in it, and prepare drawings that work within the council's guidance from the start. If you want us to, we submit the application and deal with the council until a decision is made.

Extensions in Clapham

Most of Clapham is in Lambeth, and Lambeth's design guide is specific about what it supports. Designing to it from the start avoids redesigns and refusals.

  • Side returnsInfills beside the back addition should be single storey and mostly glazed, so the original building still reads clearly
  • WraparoundsResisted in conservation areas and on heritage buildings, so a side return or rear extension is often the better route there
  • Back additionsWidening a rear return to the full width of the house is generally resisted
  • GardensAn extension mustn't shrink the garden below Lambeth's minimum outdoor space for the home

Flat extensions and Lambeth planning

Flats have no permitted development rights, so every ground-floor flat extension in Clapham needs full planning permission. If you're a leaseholder, you'll usually need your freeholder's consent as well, and it pays to ask early.

Lambeth also refuses more applications than its neighbours. That makes the drawings matter: a design that follows the council's guidance, with clear plans and a well-argued application, is the best way to avoid a refusal and a costly redesign.

Loft conversions in Clapham

We design rear dormer and L-shaped dormer lofts. Lambeth generally supports dormers on the rear roof slope and resists them at the front. Dormers should sit below the ridge and be set in from the edges, so the roof still reads as a roof.

L-shaped dormers need more care. Lambeth's guide says they aren't appropriate in conservation areas or on heritage buildings. Outside conservation areas, an L-shaped dormer on a house can often be built under permitted development instead, confirmed with a Lawful Development Certificate.

How our loft conversion drawings work

Clapham conservation areas

Clapham has several conservation areas across both councils. If your home is in one, permitted development rights are reduced, and the council looks more closely at how your extension or loft fits the street. Some Lambeth conservation areas also have Article 4 directions, which remove further rights. We check your address before any design work starts.

Clapham questions

Do I need planning permission for an extension in Clapham?

It depends on the home. Many single-storey rear extensions on houses can be built under permitted development, within size and design limits. Flats don't have these rights, so any extension to a flat needs full planning permission. Homes in conservation areas have reduced rights too. We check which route applies before any design work starts.

Can I extend a ground-floor flat in Clapham?

Yes, and it's one of the most common projects here, because so many Clapham homes are flats in converted Victorian houses. It always needs full planning permission. If you're a leaseholder, you'll usually also need your freeholder's consent, so it's worth raising early.

Can I build an L-shaped dormer in a Clapham conservation area?

In Lambeth it's unlikely. The council's design guide says L-shaped dormers and rear mansards aren't appropriate in conservation areas or on heritage buildings. A well-designed rear dormer is generally supported. Outside conservation areas, an L-shaped dormer on a house can often be built under permitted development, confirmed with a Lawful Development Certificate.

How much do planning drawings cost in Clapham?

It depends on your property, the type of project and how much support you need. Every package is fixed-fee, so you know the full price before we start. Our design cost calculator gives you an instant quote.

Is my Clapham home in Lambeth or Wandsworth?

Clapham is split between two councils. Most of SW4 is in Lambeth, while the area west of Clapham Common, around Northcote Road and Clapham Junction, is in Wandsworth. The two councils have different design guidance, so we confirm which one covers your address first.
